Rush appraisals in Michigan
Short notice moves the calendar, not the standard of the work.
If a Michigan deadline is close, start with a call about timing. Give us the address, the purpose of the value and the deadline you face, and we will tell you whether an earlier delivery looks workable.

Is an earlier delivery realistic for this property?
Sometimes it is, and that turns on three things, each of which can be checked in one conversation:
- Room in the calendar. The inspection, research and writing have to fit the time that is actually available.
- Getting the appraiser inside. Someone has to let the appraiser in on a workable day. An empty estate house, or a home shared during a divorce, can take extra arranging.
- How much work the report needs. A past effective date, an unusual property or a large lot can mean more research.
Until those are confirmed, treat any timeline as an estimate rather than a promise.
Michigan deadlines that bring rush requests
- A probate inventory date. The personal representative prepares the inventory, with date-of-death values, within 91 days after appointment (MCL 700.3706), and the court rule asks for the inventory-fee information within 91 days of the letters of authority (MCR 5.307(A)). For Grand Haven that court is the Ottawa County Probate Court; for Muskegon, the Muskegon County Probate Court. If a listed value later proves wrong, the code's remedy is a supplementary inventory or appraisal (MCL 700.3708), so speed should never cost the estate a value it can stand behind; our probate appraisals page sets out the inventory rules.
- The March Board of Review. Each city or township holds its own March sessions, and Grand Haven, Holland and Muskegon each see owners by appointment; the City of Holland's Assessing Office mails its assessment notices each February. A value for a protest looks at the tax day, December 31 of the prior year. An owner who lives elsewhere may protest by letter, while a resident may do so only where the city or township has authorized it (MCL 211.30). The appeal route is laid out under residential appraisals.
- The Michigan Tax Tribunal. For residential property, the petition has to be filed by July 31 of the tax year in question, and only after a Board of Review protest. A postmark on or before the deadline counts, and a deadline that lands on a day the Tribunal is closed moves to the next business day (MCL 205.735a).
- A divorce case date. A settlement conference, mediation or trial in the 20th Circuit Court (Ottawa County), the 14th Circuit Court's Family Division (Muskegon County) or the Allegan County Circuit Court Family Division may need a value first, and our divorce appraisals page takes up the date question.
- Estate decisions. A buyout among heirs or a sale after a death may need a date-of-death value and a current one; both are covered under estate appraisals.
- Ordinary transaction dates. A refinance rate lock, a pending sale or a relocation timeline.
A quicker date leaves the standards alone
An earlier delivery date does not shorten the analysis. The scope, the evidence and the reasoning behind the value stay the same; only the schedule moves, and only if it can.
Have these in hand when you call
- The street address and the sort of property involved.
- Your date, plus the event behind it (inventory, hearing, filing or closing).
- Everyone who will read or rely on the value.
- The person holding the keys, and the days they are free.
- Any instructions from your attorney, tax adviser or lender.
What happens between your call and delivery
- Your date, before anything else. We look at the date and the work, then confirm whether earlier delivery is workable, with the scope and fee, before anything starts.
- The inspection slot. The inspection is booked with whoever controls the property.
- Same analysis, tighter calendar. The appraiser works through comparable sales for the effective date: faster, but no thinner.
- Receiving and checking the report. On delivery, confirm the effective date and intended use are right, read the assumptions and limiting conditions, and report any factual slip to the appraiser.
Rush pricing and confirmation
For a Michigan rush, ask for a written scope, fee and delivery estimate and give us the deadline itself. Until availability is confirmed for your assignment, keep any filing or hearing plan independent of the delivery date. If you are unsure which kind of report fits, our appraisal services page compares them.
